What to weigh

• The carpet areas in the brochure are not the carpet areas in the RERA filing. The developer and the listing portal both quote 776, 835 and 1,108 sq ft; Dwello quotes the identical three prices — ₹79 Lacs, ₹84 Lacs and ₹1.10 Cr — against 665, 715.37 and 925.8 sq ft. The ratio between the two sets is a near-constant 1.17, and only the smaller set fits inside the 431 to 969 sq ft range the RERA registration covers. The marketed figures almost certainly include balconies, worth about 17% of the stated area. That moves your real rate from ₹10,056 to about ₹11,834 per sq ft. Check the carpet area written into your agreement, not the one on the brochure.
• Possession is December 2029, not December 2027. The listing portal shows a December 2027 target, but the developer own website states December 2029 as per the RERA timeline, and construction was only about 10% complete in December 2025. That is a three-and-a-half year wait from today, the longest in our current coverage, and the portal calling this mid stage is simply wrong.
• Two lifts per tower serving roughly 132 flats is the worst lift provision we have recorded anywhere — about 66 flats per lift, against 51 at JN AA Privilege, 44 at Divine Palm Springs and 18 at Engineers EH Towers. On a 22-storey tower that is a daily cost you cannot renegotiate after handover.
• Basic facts about the project do not agree across sources. Land area is quoted as 2 acres, 2.05 acres, 1.74 acres and 1 acre depending where you look; towers as 2 or 3; and the highway distance as 2 km by the listing portal against 800 m on a project microsite. Get the sanctioned layout before forming a view on density.
• Kate Wasti is the most crowded pocket in our coverage — this is the fourth project we track within about a kilometre and a half of the same junction. Several thousand units will complete here within a few years of each other, which is a real consideration for anyone counting on resale or rental yield around 2029 and 2030.
• The RERA-registered unit schedule starts at 431 sq ft, well below anything being marketed as a 2 BHK. That usually indicates smaller inclusive-housing units on the same layout. Ask to see the full sanctioned unit schedule.
