Pharande Puneville Phase 3 is the current phase of a 28-acre integrated township at Kate Wasti, Punawale, by Pharande Spaces. The township is built as 19 towers of G+22 to G+27 with 6 flats per floor, a dedicated parking tower and around 60% open space, master-planned by the global architecture practice AEDAS. Phase 3 offers 2, 2.5, 3 and 4.5 BHK homes from 630 to 1,950 sq ft carpet — the widest configuration spread in our coverage. It is registered not as one project but as four cluster registrations (A to D), each with its own completion date, and construction was around 50% complete in February 2026. Phases I and II are already registered and built, which makes this one of the few projects we cover where the developer's delivery on the same land can be inspected before buying.

Cluster A: P52100029522 (promoter Benchmarrk Realty LLP, registered 4 June 2021, proposed completion 30 June 2028, land 5,167 sq m, 214 units — 42 x 2 BHK and 172 x 3 BHK). Cluster B: P52100047694 (about 0.95 acres, 214 apartments, possession quoted June 2029). Cluster C: P52100051020. Cluster D: P52100077431. The listing portal cites P52100000440 and P52100000441, which are the Phase II and Phase I registrations respectively — that is an error at source and the single most important thing to correct before publication. PRIORITY: confirm all four cluster registrations on the MahaRERA portal, record each completion date, and establish which clusters are currently selling. Do not publish a single possession date for the phase; it differs by cluster. Second: the 28 acres and 19 towers describe the whole township, while each cluster sits on roughly one acre — keep that distinction in any buyer-facing summary. Third: our own 15-year civil and criminal search should cover both Pharande Spaces and Benchmarrk Realty LLP. Fourth: the reported Phase III total of 513 units does not obviously reconcile with 214 units in each of Clusters A and B alone; obtain the sanctioned schedule. Note also that the listing portal prints the highway distance as 900 km, plainly a typo for 900 m, which is how it is recorded here. Distances marked with the approximate symbol are estimates. Pin the map location and re-run Auto-fill nearby. Punawale appreciation and rental bands are carried from the other Punawale rows. A clear title means the 30-year search shows an unbroken ownership chain, no subsisting mortgage beyond the disclosed construction finance, no injunction, and 7/12 or property-card entries that match the promoter named in the RERA filing. Ask for the title certificate and the search report — both are documents the developer already holds, and a reluctance to share them is itself an answer.

The documents we have sighted for Pharande Puneville Phase 3 are: Commencement Certificate, Legal Title Report, Layout Plan, Proforma Allotment Letter, Proforma Sale Agreement. The set to insist on is the commencement certificate, the sanctioned building plans and layout, the environmental clearance where the plot size requires one, the fire NOC, and — for a completed building — the occupancy certificate. Ask for the commencement certificate specifically: construction that has started without one is the single most common approval defect in Pune.

Under Section 14(3) of the RERA Act the promoter is liable for structural defects and defects in workmanship, quality or services for five years from handover, and must rectify them within 30 days of being told, at no cost to you. The practical test is a visit to a Pharande Spaces building two or three monsoons old: look at ceiling corners in the top-floor flats, the parking podium, and the external wall on the weather side.

Section 14 of the RERA Act binds the promoter to the sanctioned plans and specifications, and forbids alterations to the sanctioned plan of a building without the written consent of at least two-thirds of the allottees.
