1. What this policy covers
This Privacy Policy explains how Property Engineer ("we", "us", "our") collects, uses, stores, shares and protects the personal information of users ("you", "your") who visit our website, request reports, book advisory calls or otherwise interact with our Pune property advisory services.
We are committed to handling your data responsibly and transparently. By using our services, you agree to the practices described in this policy.
2. Information we collect
We collect only the information we need to provide you with accurate, independent property advice:
- Contact information: name, phone number, email address and the locality or project you are interested in.
- Usage information: pages viewed, search queries, property selections and how you interact with our site.
- Communication records: notes from advisory calls, follow-up preferences and any documents you choose to share with us.
- Technical information: IP address, browser type, device type and operating system, collected through standard server logs.
3. How we use your information
We use the information we collect for the following purposes:
- To prepare and deliver project reports, legal checks and advisory recommendations.
- To schedule and follow up on advisory calls and site visits.
- To improve our research, scoring methodology and website experience.
- To send transactional updates, follow-up reminders and service-related communications.
- To detect abuse, prevent fraud and protect the security of our platform.
4. How we share your information
We do not sell your personal information. We share it only in limited circumstances:
- With our internal team members and empaneled legal advisors who need the information to deliver your service.
- With service providers who help us operate the website, store data, send emails or manage customer relationships, under strict confidentiality obligations.
- When required by law, court order or to protect our rights, safety or property.
- With your explicit consent, for example when you ask us to introduce you to a specific lender or developer.
5. Cookies and tracking
Our website uses cookies and similar technologies to remember your preferences, understand how visitors use the site and improve performance. You can control cookies through your browser settings. Some features may not work correctly if you disable cookies.
6. Data security
We use industry-standard technical and organizational measures to protect your data from unauthorized access, loss or misuse. However, no internet-based service is completely secure, and we cannot guarantee absolute security. Please keep your contact details current and report any suspected unauthorized access to us immediately.
7. Data retention
Under Section 8(7) of the DPDP Act we must erase personal data once you withdraw consent or the purpose it was collected for is no longer being served. We therefore keep it for defined periods rather than indefinitely:
- Enquiry and callback records, including your name, phone number and requirements: 24 months from your last contact with us, then deleted.
- Brochure and floor-plan download requests: 12 months from the request.
- Advisory notes and correspondence relating to a completed engagement: 3 years, which is the period in which a dispute about advice we gave could reasonably arise.
- Records we are required to keep by law, including anything connected to a transaction we were paid for: as long as the relevant statute requires, and no longer.
- If you ask us to delete your data sooner, we do so within 30 days unless one of the legal obligations above applies — in which case we tell you which one, and delete the rest.
8. Your rights under the DPDP Act
The Digital Personal Data Protection Act, 2023 gives you specific rights as a Data Principal. You can exercise any of them by emailing privacy@propertyengineer.in, calling +91 93738 11941 or +91 77700 06958, or writing to us at Office No. 323, 3rd Floor, Rama Bizzbay, near D-Mart, Tathawade, Pimpri-Chinchwad, Maharashtra 411033. We will not ask you to create an account or pay a fee, and we respond within 30 days.
- Right to access (Section 11) — a summary of the personal data we hold about you, what we are doing with it, and the identities of anyone we have shared it with.
- Right to correction and erasure (Section 12) — correction of anything inaccurate, completion of anything incomplete, and erasure of data we no longer need for the purpose you gave it for.
- Right to withdraw consent (Section 6(4)) — as easily as you gave it. Reply STOP to any message, or email us. Withdrawing consent stops future processing; it does not undo what was lawful before.
- Right to grievance redressal (Section 13) — if our response does not satisfy you, our Grievance Officer is named in section 11 below and must respond within 30 days.
- Right to nominate (Section 14) — you may nominate someone to exercise these rights on your behalf in the event of death or incapacity.
- Right to complain to the Board — if we do not resolve your grievance, you may escalate to the Data Protection Board of India.
9. Legal basis, and where your data lives
We process your personal data on the basis of the consent you give when you submit a form, and for the legitimate uses permitted by Section 7 of the DPDP Act where you have voluntarily provided data for a purpose you asked us to fulfil. You are never required to give us data to browse the site — every project report is readable without it.
Your data is stored in a managed PostgreSQL database and file storage operated by Supabase, in an Indian region. Access is restricted by row-level security in the database itself: an advisor can only see the leads assigned to them, and no one outside our team has access. We do not sell personal data, and we do not transfer it outside India except where a service we name in this policy necessarily processes it abroad.
As a Data Fiduciary we are responsible for the accuracy and security of what we hold, and for notifying you and the Data Protection Board if a breach occurs.
10. Third-party links
Our website may contain links to third-party sites, such as the MahaRERA portal, developer websites or mapping services. We are not responsible for the privacy practices or content of those sites. We encourage you to review their privacy policies before submitting personal information.
11. Changes to this policy
We may update this Privacy Policy from time to time to reflect changes in our practices, technology or legal requirements. The updated version will be posted on this page with the revised last-updated date. Please review it periodically.
