How to check the MahaRERA litigation status of a project
Before you pay a booking amount in Pune, the public record will tell you more than the sales lounge will. Here is exactly where to look, in order, and how to read what you find.

The eight steps
Step 01
Find the project's MahaRERA registration number
It is legally required on every advertisement, brochure, hoarding and booking form — a code in the form P52100XXXXXX. If a developer cannot produce it in writing for the exact phase you are buying in, treat that as the first red flag and stop here.
Step 02
Open the official MahaRERA portal
Go to maharerait.maharashtra.gov.in and use the 'Registered Projects' search under the Registration menu. Search by registration number when you have it, or by project name, promoter name and district (Pune) when you do not. Only use the maharashtra.gov.in domain — aggregator sites copy stale data.
Step 03
Confirm the registration is live, and for your phase
Check the project status, the proposed completion date and any extension or revision. Large townships are registered phase by phase: a valid registration for Phase 1 says nothing about the tower you are being sold in Phase 3.
Step 04
Read the uploaded project documents
Open the Documents tab and pull the Commencement Certificate, sanctioned layout, title report ('Form 1 / Legal Title Report') and the encumbrance details. The advocate's title report is where existing suits, mortgages and disputed ownership are usually disclosed in plain language.
Step 05
Search complaints against the project and the promoter
Use 'Complaint Search' / 'Judgements' on the portal and search twice — once by project registration number and once by the promoter's name. A clean project record under a promoter with a pattern of delay orders on other projects is still a risk you should price in.
Step 06
Read the actual orders, not just the count
Open each order PDF. Distinguish a withdrawn or settled complaint from an interim order, a possession-delay direction, an interest-with-compensation award, or a project the Authority has flagged. Note the date — three orders from 2019 that were complied with read very differently from three in the last year.
Step 07
Cross-check outside RERA
MahaRERA covers RERA matters only. Civil suits, consumer cases, land-title disputes, bank recovery proceedings and NCLT insolvency filings sit elsewhere. Check the eCourts services portal, the National Consumer Helpline/NCDRC site and IBBI/NCLT listings against the promoter's registered company name.
Step 08
Save the evidence, with dates
Download the project page as a PDF and save every order you find, with the date you retrieved it. If a dispute follows, what the public record said on the day you booked matters.
Six findings that should stop a booking
- The registration is expired, lapsed, suspended or revoked.
- The tower or wing you are being sold is not covered by the registration shown to you.
- Multiple recent orders for possession delay or refund with interest against the same promoter.
- The uploaded title report discloses litigation the sales team never mentioned.
- Quarterly progress updates on the portal have stopped, or lag the site by many months.
- The land is under a mortgage that the developer will not confirm in writing will be released.

Questions buyers ask
- Is MahaRERA litigation status free to check?
- Yes. Registration details, uploaded documents, complaints and orders are all public on maharerait.maharashtra.gov.in at no cost. You do not need a login to search.
- Does a complaint on MahaRERA mean I should not buy?
- Not by itself. A single settled complaint on a large project is common. What matters is the pattern, the recency, whether orders were complied with, and whether the issue affects your phase and your possession date.
- Does MahaRERA show civil or criminal cases against the builder?
- No. MahaRERA only shows matters filed under RERA. Civil suits, consumer cases, land-title disputes and insolvency proceedings must be checked separately through eCourts, NCDRC and NCLT/IBBI records.
- What if the project has no MahaRERA number?
- Projects above 500 sq m or eight units must be registered before being advertised or sold in Maharashtra. An unregistered project being marketed to you is itself a violation — do not pay a booking amount.
