What to weigh

• Two lifts per tower serving roughly 102 flats is the worst lift ratio in our Pune coverage — about 51 flats per lift, against 31 at Garve Akshara Grandeur down the road and 44 at Balaji Oriana World. On a 17-floor tower you will feel this every morning, and it cannot be fixed after handover. Ask specifically about lift speed and capacity, not just the count.
• Four towers on 2.74 acres leaves little open ground, and the listing portal carrying this project says so itself. The podium takes the parking, but the at-grade landscape is thin for a project marketing 50-plus amenities.
• The only published construction figure is 10% complete, dated 24 August 2025 — a year old at the time of writing. Against a March 2028 builder target and a December 2028 RERA date, nobody should be relying on a year-old progress reading. Get a current site photograph before you pay anything.
• The portal listing calls this 'mid stage'. On a 10% reading it is early stage, and we have recorded it as such. Budget for the RERA date, not the builder's target.
• The developer's 55-year history is real but it is mostly infrastructure contracting — highways, bridges and PCMC buildings — plus redevelopment and mid-sized apartment blocks. Four towers of G+17 is a different discipline, and on the evidence this is their largest residential project to date. The '20,000+ families served' claim does not square with the seven completed projects listed on their own website.
• At roughly ₹10,640 per carpet sq ft this prices about 5% above Garve Akshara Grandeur, which is around a kilometre away on the same road system. The double balconies may well justify the gap, but you are paying for them.
• The two smallest 2 BHKs, at 696 and 719 sq ft, are sold out, so the entry price is now ₹77.94 Lacs rather than the ₹69.00 Lacs still used to advertise the project.
