Overview

About the project

Saheel iTrend Vesta is a gated scheme of six towers on about 2.5 to 3 acres beside JSPM Engineering College at Ashok Nagar, Tathawade, forty metres off the Mumbai–Bengaluru Highway. It offers 2 BHK, 2.5 BHK and 3 BHK homes from 756 to 1,106 sq ft carpet — the 882 sq ft 2.5 BHK at ₹1.02 Cr is the layout worth asking about, since a study or a third small bedroom at that price is rare in Tathawade. At roughly ₹12,000 per carpet sq ft it is the cheapest of the three current Tathawade launches we cover, marginally under F Signature and about 7% under Austin Yana. Saheel is the strongest-graded developer in our coverage and the iTrend series is established across Wakad, Hinjawadi and Ravet, which is the main reason to look. Two things need reading first. The 756 sq ft entry unit that the ₹85.68 Lacs marketing headline refers to is SOLD OUT, so the real entry price is ₹99.47 Lacs. And the same source publishes this project as both 20% and 80% built, three weeks apart. Both are set out below. The project is also sold as iTrend Vesta 2.0 and Saheel Trendy Vesta — all one registration, P52100079313.

CLP (Construction Linked Plan)

Standard slab-wise payment against construction progress. Minimum down payment quoted at ₹15.00 Lacs on the 2 BHK layouts. Approved with HDFC Bank, ICICI Bank, Axis Bank, Kotak Mahindra Bank, Citi Bank, Bank of Baroda, Bank of India, Union Bank of India and Central Bank of India — note that State Bank of India is absent from the panel, which is unusual and worth asking about if SBI is your lender. On a construction-linked plan the disputed progress figure matters directly: your next instalment falls due on slabs being cast, so establish where the build actually is before signing.

Not yet verified — the plot sits 40 m off NH-48, so the highway setback and any service-road or widening reservation must both be checked

Not yet verified. Metro Line 3 has no station in Tathawade; the benefit is corridor relief rather than a walk to a platform.
DP remarks
The survey number must come from the RERA filing or the sale agreement and be checked against the 7/12 extract and the sanctioned layout. That is also the only way to settle whether the registered land is 2.5 or 3 acres, and whether the registration covers all six towers or only three.

Our builder grade

A Cat

Saheel Properties has been developing in Pune since 2008 and is rated A-category in our internal builder grading. The group is best known for its iTrend series in and around Wakad, Hinjawadi and Ravet, and its finished buildings can be visited before buying — a rarity among the developers we cover. Published portfolio counts range from 8 completed against 6 ongoing to 18 projects listed and 40+ claimed delivered; the conservative figure is used here. iTrend Vesta at Tathawade is its current launch in this micro-market, alongside Saheel Luxton at Wakad, which we also list.

Background

Saheel Properties has built in Pune since 2008 and is the strongest-graded developer in our coverage. It is known almost entirely for the iTrend series — iTrend Life, iTrend Futura, iTrend City Life and iTrend Waterfront in and around Wakad, plus iTrend Homes at Hinjawadi and work at Ravet — with a township announced at Baner NX. Its delivery record is real and inspectable, which is the main reason to take this project seriously: finished, occupied Saheel buildings are a short drive away and a buyer can walk one. Published counts vary — 8 completed against 6 ongoing on one portal, 18 projects listed on another, and "16+ years, 40+ delivered" on a third — and the conservative figures are used here. Two things to note on the entity picture: the group has built in joint venture with Kohinoor Developers on iTrend City Life, so the counterparty on any given iTrend project is not automatically Saheel alone, and one source names the developer of this project as "Rama Warehousing & Leasing" rather than Saheel Properties. No litigation is disclosed against this project and none surfaced against the group in our source review, though our own 15-year search has not been run.

Questions

Saheel iTrend Vesta in Tathawade, Pune is registered with MahaRERA under number P52100079313. A registration number on its own is not proof that the registration is still live: the MahaRERA portal shows the registered completion date, the current status and any extensions applied for, and that is what to check. The date filed with MahaRERA for this project is Apr 2029. Confirm the number against the portal before you pay anything, including a booking amount. Verify on the MahaRERA portal

Saheel Properties reports 18 years in the business, 8 projects, building since 2008. Named earlier work includes iTrend Life (Wakad), iTrend Futura (Wakad), iTrend City Life (Hinjawadi — joint venture with Kohinoor Developers), iTrend Waterfront (Wakad) and 2 more. We score Saheel Properties 76 out of 100 on track record, assessed from public records rather than from the developer's own material. Figures a developer publishes about itself are claims until checked, and where two sources disagree we score the more conservative one.

No litigation is disclosed against Saheel iTrend Vesta in the records we have checked. We have not published a separate 15-year civil and criminal search on Saheel Properties for this listing. "None on record" means none found in what we searched — it is not a guarantee that none exists. Civil, consumer, RERA and NCLT matters sit in different registries, and a fresh search before you pay is worth the hour it takes.

On Saheel iTrend Vesta specifically there is already a gap between the two dates: Saheel Properties is quoting October 2028 (also published as December 2027, December 2028 and June 2029), while the date committed to MahaRERA is April 2029 — 16 months later. The RERA date is the one that carries legal weight, and it is the one to plan around. We do not publish a completed-versus-promised delivery history for Saheel Properties's earlier projects on this page. That history is reconstructed from the MahaRERA filings of each past project — the registered completion date against the occupancy certificate date — and we do it as part of the free report on this project rather than repeating a claim.

We do not publish resident reviews for Saheel Properties, and we would treat any we found with caution: review sections on property portals are routinely seeded by developers and by competitors, so a rating there is weak evidence either way. What is worth doing is talking to the society office or a few residents at a completed Saheel Properties project — handover delays, water supply, seepage in the first monsoon and how maintenance was transitioned are all things people will tell you in person and will not write online. We arrange those conversations as part of an advisory engagement; ask us for the list.

MahaRERA P52100079313 covers this project, launched 28 February 2025 with a declared completion of April 2029. PRIORITY BEFORE PUBLICATION: (a) SETTLE THE CONSTRUCTION PROGRESS — the same source publishes 20% complete on 17 May 2026 and 80% complete on 25 April 2026 for this registration. Get the RERA quarterly progress update and stand on the site. Our Early Stage classification assumes the 20% figure on the reasoning that a February 2025 launch cannot be 80% built in fifteen months across six towers, and that assumption must be replaced with an observation before this goes live; (b) reconcile towers and units — 6 towers / 432 units against 3 towers / 192 units — and establish whether this registration covers all six towers or a sub-set, since 192 is close to half of 432 and that is the shape of a partial registration; (c) reconcile floors, published as 2B+G+P+14 and as 3 basements + G + 16; (d) confirm the promoter entity: every consumer source says Saheel Properties, one names "Rama Warehousing & Leasing", and Saheel builds with Kohinoor in joint venture elsewhere in the iTrend series — run our 15-year civil and criminal search against whichever entity signs the agreement; (e) verify the RERA number, since one developer-side microsite publishes P52100053868 instead of P52100079313; (f) obtain the survey number and 7/12 extract, and settle whether the land is 2.5 or 3 acres; (g) resolve the price inversion — the 1,041 sq ft 3 BHK at ₹1.18 Cr against the 1,001 sq ft at ₹1.21 Cr — and establish whether it is a floor or facing discount or an error; (h) confirm the 756 sq ft 2 BHK is genuinely sold out rather than withheld, since the entire marketing price rests on it. NAMING: this project is sold as iTrend Vesta, iTrend Vesta 2.0, Saheel iTrend Vesta and Saheel Trendy Vesta, all on P52100079313. The two most detailed portal pages quote DIFFERENT price sets for the same flats; unitPlans.allInclusivePrice uses the "Vesta 2.0" set because it is per-carpet-area and carries down payments, and unitPlans.quotedPrice records the competing "Trendy Vesta" figures. Do not present either as final. CONFIGURATIONS: the 882 sq ft 2.5 BHK is real and priced but is deliberately absent from `configurations`, which drives a filter whose vocabulary is 1/2/3/4 BHK; it appears in unitPlans and in `about`. ALSO OUTSTANDING: room-by-room dimensions for all seven layouts, which no public source publishes; a floor-plan PDF and brochure for floorPlanUrl and brochureUrl; project photography; an official walkthrough video; and the highway-facing tower and floor numbers, which matter here more than on any other listing we carry. BUILDER DATA is aligned with our existing saheel-luxton row (since 2008, A-category, the iTrend series); note that row's builderCategory is null while its bio calls Saheel A-category, and it should be brought into line. Published counts vary — 8 completed against 6 ongoing on one portal, 18 projects listed on another, "16+ years and 40+ delivered" on a third — and the conservative figures are used. MICRO-MARKET: appreciationRate is 8% a year from the current 99acres Tathawade series, against the 13% carried by austin-yana, balaji-oriana-world and engineers-eh-towers, which need re-checking. Rental bands are carried from the Austin Yana Tathawade read and need a broker check. Distances marked with the approximate symbol are estimates; the 40 m, 1.9 km and 3.7 km figures are as published. Pin the map location and re-run Auto-fill nearby. The plot is recorded under Not published. The address is given as Ashok Nagar, beside JSPM Engineering College, off the Mumbai–Bengaluru Highway, Tathawade 411033.. Zoning on record is Not yet verified against the PCMC / PCNTDA Development Plan. A clear title means the 30-year search shows an unbroken ownership chain, no subsisting mortgage beyond the disclosed construction finance, no injunction, and 7/12 or property-card entries that match the promoter named in the RERA filing. Ask for the title certificate and the search report — both are documents the developer already holds, and a reluctance to share them is itself an answer.

The documents we have sighted for Saheel iTrend Vesta are: Commencement Certificate, Legal Title Report, Layout Plan, Proforma Allotment Letter, Proforma Sale Agreement. On the Development Plan, road reservations affecting the plot: Not yet verified — the plot sits 40 m off NH-48, so the highway setback and any service-road or widening reservation must both be checked. The set to insist on is the commencement certificate, the sanctioned building plans and layout, the environmental clearance where the plot size requires one, the fire NOC, and — for a completed building — the occupancy certificate. Ask for the commencement certificate specifically: construction that has started without one is the single most common approval defect in Pune.

We do not have the funding model for Saheel iTrend Vesta on record. Funding matters more than turnover for a buyer: a self-funded project stops when sales stop, while a debt-funded one carries a lender with a charge over the land, and a stalled project with a mortgage on it is far harder to unwind. You can check this yourself — the charges registered against a developer are public on the MCA portal, and the RERA filing lists the project's own financing. Insolvency proceedings, if any, appear on the NCLT and IBBI sites. Check company filings on the MCA portal

We do not publish a MahaRERA complaint history for Saheel Properties on this page, and you should not assume the absence of one here means there are none. Complaints are filed under Section 31 of the Real Estate (Regulation and Development) Act, 2016, and MahaRERA publishes both the complaint register and the orders passed. Search the developer's name and each of its project registration numbers — companies often build under a different registered entity per project, which is why searching only the brand name misses cases. The pattern matters more than the count: several orders on the same complaint type across different projects says more than one contested case. Search complaints and orders on MahaRERA

We have not published a defect history for Saheel Properties's completed projects, and we will not infer one from a score. On Saheel iTrend Vesta the structure is recorded as Mivan Formwork (Aluminium Formwork Technology), which tells you the method but not the workmanship. Under Section 14(3) of the RERA Act the promoter is liable for structural defects and defects in workmanship, quality or services for five years from handover, and must rectify them within 30 days of being told, at no cost to you. The practical test is a visit to a Saheel Properties building two or three monsoons old: look at ceiling corners in the top-floor flats, the parking podium, and the external wall on the weather side.

The survey number must come from the RERA filing or the sale agreement and be checked against the 7/12 extract and the sanctioned layout. That is also the only way to settle whether the registered land is 2.5 or 3 acres, and whether the registration covers all six towers or only three. Future Development Plan proposals recorded for this area: Not yet verified. Metro Line 3 has no station in Tathawade; the benefit is corridor relief rather than a walk to a platform.. Section 14 of the RERA Act binds the promoter to the sanctioned plans and specifications, and forbids alterations to the sanctioned plan of a building without the written consent of at least two-thirds of the allottees. To check Saheel iTrend Vesta yourself, compare the sanctioned layout attached to the MahaRERA filing against what is standing on site — floor count, tower positions, setbacks and the open space are the things that move. Unauthorised construction is not merely a paperwork problem: it can block the occupancy certificate for the whole building, including flats that were built exactly as approved.

Under Section 18 of the RERA Act, if the promoter fails to hand over by the date in your agreement you may either withdraw and claim a full refund with interest, or stay in the purchase and claim interest for every month of delay until you get possession. The remedy is yours to choose, not the developer's. The date that counts is the one in your agreement for sale, which is why the MahaRERA-committed date for Saheel iTrend Vesta — Apr 2029 — matters more than any date quoted verbally. Check what your draft agreement says about compensation before signing: developer-drafted clauses routinely offer a token per-square-foot amount far below the statutory interest, and a clause cannot take away a right the Act gives you.

We do not record industry-association membership for Saheel Properties, because it is weak evidence. CREDAI and NAREDCO are voluntary trade bodies, not regulators: membership is not an approval, it is not a quality certification, and it cannot be relied on the way a RERA registration can. If it matters to you, both bodies publish member directories for their Pune chapters and you can check the name there in a minute. Weigh it well below the RERA filing, the title search and the delivery history.

Everything below is public and free. On the MCA portal, "View Company Master Data" gives you the registered entity behind Saheel Properties, its incorporation date, paid-up capital and status; the signatory list gives you the directors, and each director's DIN shows every other company they run — which is how you find the sister companies a group builds through. Charges registered against the company show who has lent against what. On MahaRERA, searching the promoter name lists every project it has registered, with the committed and revised completion dates for each. The RERA filing for Saheel iTrend Vesta names the promoter entity; check that it is the same company whose track record you have been reading about, because the marketing brand and the registered promoter are frequently not the same. Look up the company on the MCA portal

Saheel iTrend Vesta is marketed with Clubhouse, Swimming Pool, Kids Pool, Gymnasium and Open-Air Gym, Rooftop Sky Garden and 19 more. What binds the developer is the amenity list in the agreement for sale and in the MahaRERA filing — not the brochure, not the render, and not the show flat. Section 11 of the RERA Act requires the promoter to deliver the amenities as declared to the authority, and the agreement is the document a court reads. Before signing, check each amenity you are paying for appears in the agreement's specification annexure with a delivery stage attached. Anything described as "proposed", "planned" or shown only in a render is not a commitment, and a clubhouse promised for "phase 2" of a multi-phase project may be years behind your handover.

Prices, possession & buying process

The practical detail on this project.

Saheel Properties's target for Saheel iTrend Vesta is October 2028 (also published as December 2027, December 2028 and June 2029). The date committed in the MahaRERA filing is April 2029. Where the two differ, the RERA date is the one that carries legal weight and the one to plan your rent or loan around.

Saheel iTrend Vesta offers 2 BHK and 3 BHK homes with carpet areas from 756 to 1106 sq ft. These are RERA carpet areas — the usable floor area inside your walls — not built-up or super built-up, which is what quoted rates on portals are usually based on. Compare projects on carpet area or the comparison is meaningless.

All-inclusive prices at Saheel iTrend Vesta run ₹99.47 Lacs – ₹1.33 Cr, depending on configuration and floor. Payments follow a CLP (Construction Linked Plan): Standard slab-wise payment against construction progress. Ask for the cost sheet in writing: stamp duty, registration, GST where applicable, floor-rise, parking and the maintenance deposit are frequently quoted separately from the headline price.

Home loans of up to 90 per cent are indicated under the developer's payment scheme for Saheel iTrend Vesta. Individual lender panels vary, and a project being "bank approved" in a brochure means one bank has done its own legal check — not that yours will. We confirm the current lender panel as part of our advisory work rather than repeating the developer's claim. A bank's own legal team declining a project is a signal worth knowing about.
