What to weigh

• One-point-one-one acres is by far the smallest plot in our coverage — under half the size of Garve Akshara Grandeur's parcel and barely a fifth of Balaji Oriana World's. The listing portal carrying this project flags the limited open space itself. With three basement levels taking the parking, the ground plane is all the open space there is, and a swimming pool, clubhouse, skating rink, multipurpose court, party lawn, jogging track and landscaped garden are all supposed to fit on it. Walk the site and count what is actually there before you put any value on the amenity list.
• Sources cannot agree how big the scheme is. The developer's own website describes a single 14-storey tower; BookMyWing and the RERA-derived summary also say one tower, while Housiey says two. Unit counts run from 61 to 150, and Housiey's 9 flats per floor over 14 floors implies about 126. On a plot this small the difference is not academic: one tower at 126 units is 114 units per acre, two towers would be 227 — denser than anything else we cover. Get the sanctioned layout and the RERA unit schedule before you form a view on how this will actually live.
• Being 400 m from a national highway cuts both ways. It is the best connectivity in our coverage and it is also traffic noise and roadside air quality, on a plot with little buffer. Visit the specific flat you are considering, at rush hour, with the windows open.
• Nine flats per floor is the second-highest per-floor count we have recorded. The published provision of 7 lifts per tower would more than compensate — about 18 flats per lift, the best ratio in our coverage — but that figure is unusual enough for a 14-floor building that we would want to see the lift lobby before relying on it.
• Engineers Horizon is a small developer: established 2010, four projects, around 500 families housed. Nothing in their claims contradicts itself, which is more than several larger names in our coverage manage, but the track record is short and this is a first-time buyer's risk to price in.
• The ₹82 Lacs entry price still on the developer's website appears to relate to a smaller unit — RERA-derived data shows carpet areas starting at 689 sq ft against Housiey's smallest available at 746 — which is no longer on the list. The real entry today is ₹88.03 Lacs.
