About the project

Lodha Sylvan is a 16-tower master plan on roughly 15 acres near Megapolis Circle in Hinjewadi Phase 3, built by India's largest listed developer, Lodha Developers (Macrotech Developers Limited, NSE- and BSE-listed since 2021). The current release covers 11 of the 16 planned towers at G+30, offering 2 BHK, 2.5 BHK, 3 BHK and 3.5 BHK homes from 836 to 1,428 sq ft carpet at ₹1.10 Cr to ₹2.21 Cr — the most expensive project in our coverage in absolute terms, though the underlying rate of roughly ₹13,750 per carpet sq ft reflects Phase 3's still-developing status rather than Phase 1's built-out premium. The reason to look is the developer: a genuinely national, audited, publicly reporting company is a different kind of counterparty from the regional Pune builders that make up most of our coverage. The reason to read carefully is that this is also the most internally inconsistent listing we carry — seven different RERA numbers, four different floor counts, two incompatible readings of flats-per-floor and lift count, and a total unit figure that does not multiply out against any published version of the tower structure. None of that is disqualifying on a project this size, where registering towers separately is normal practice — but it means more homework, not less, before choosing a specific tower and flat.

Lodha is India's largest real estate developer by pre-sales, trading corporately as Macrotech Developers Limited (incorporated 1995, NSE- and BSE-listed since its April 2021 IPO) and renamed Lodha Developers Limited in June 2025. As of its last disclosed milestone the group had completed 91 projects totalling 77.22 million sq ft, with a substantial share in the affordable segment alongside its premium Mumbai portfolio, and now runs an active pipeline across the Mumbai Metropolitan Region and Pune, including Lodha Belmondo, Lodha Panache and the Kharadi Pune Phase II towers. This is the only publicly listed, nationally scaled developer in our coverage, and its scale is real: audited consolidated financials, exchange disclosure obligations and a much larger legal and compliance function than any regional builder we track. Two things temper that scale. First, a family governance dispute among the Lodha brothers over the group's structure was reported and resolved in 2025 — resolved rather than ongoing, but worth knowing the group has had one. Second, and more directly relevant to a buyer here, MahaRERA has two live 2026 matters naming Lodha Developers Limited in Pune specifically: an adverse finding on refuge-floor documentation and excess maintenance billing at Lodha Belmondo, and a dismissed-but-contested dispute over agreement signing at Lodha Kharadi Pune Phase II where the developer moved to a Final Notice before Termination against the buyer. Zoning on record is Not yet verified against the PMRDA / MIDC Hinjewadi Phase 3 Development Plan. A clear title means the 30-year search shows an unbroken ownership chain, no subsisting mortgage beyond the disclosed construction finance, no injunction, and 7/12 or property-card entries that match the promoter named in the RERA filing. Ask for the title certificate and the search report — both are documents the developer already holds, and a reluctance to share them is itself an answer.

The documents we have sighted for Lodha Sylvan are: Commencement Certificate, Legal Title Report, Layout Plan, Proforma Allotment Letter, Proforma Sale Agreement. On the Development Plan, road reservations affecting the plot: Not yet verified — the client's brief states a ~24 m DP road frontage; check this against the sanctioned road-widening line before relying on it. The set to insist on is the commencement certificate, the sanctioned building plans and layout, the environmental clearance where the plot size requires one, the fire NOC, and — for a completed building — the occupancy certificate. Ask for the commencement certificate specifically: construction that has started without one is the single most common approval defect in Pune.

We do not have the funding model for Lodha Sylvan on record. Funding matters more than turnover for a buyer: a self-funded project stops when sales stop, while a debt-funded one carries a lender with a charge over the land, and a stalled project with a mortgage on it is far harder to unwind. The practical test is a visit to a Lodha Developers (Macrotech Developers Limited) building two or three monsoons old: look at ceiling corners in the top-floor flats, the parking podium, and the external wall on the weather side.
