Krisala 41 Zoy+ is Krisala Developers' 2-tower high-rise on roughly 2.5 acres inside Rajiv Gandhi Infotech Park, Hinjawadi Phase 1 — next to HDFC Bank on Hinjawadi Phase 1 Road, beside Pall Corporation and the Grand Highstreet mall. It offers 2 and 3 BHK homes from 735 to 1,195 sq ft carpet. Its single strongest fact is location: the Pall Corporation station on Pune Metro Line 3 is about 260 metres from the gate, and that line — 94.58% built as of March 2026, opening through 2026 — connects Hinjawadi to Shivajinagar. You are buying inside the IT park rather than commuting to it, in the most built-out of the three Hinjawadi phases. The price reflects that: at roughly ₹12,200 per carpet sq ft this is the most expensive project in our coverage, about 21% above the published Phase 1 average. Read the reconciliation problems below before that premium is negotiated — the unit count, the floor count, the possession date and even the RERA number are each published more than one way.

Delivered work includes 41 Cosmo (Tathawade), 41 Elite (Tathawade), 41 Estera (Punawale), 41 Evoke (Ravet), 41 Magia (Mamurdi), 41 Adora and 41 Estasha (Kiwale), 41 Presidency Tower (Wakad), Palash (Dehu Road), Krisanta Skyline and 41 Earth. Ask for the title certificate and the search report — both are documents the developer already holds, and a reluctance to share them is itself an answer.

The documents we have sighted for Krisala 41 Zoy+ are: Commencement Certificate, Legal Title Report, Layout Plan. On the Development Plan, road reservations affecting the plot: Not yet verified — the plot fronts Hinjawadi Phase 1 Road and sits close to the Metro Line 3 alignment, so check both the road widening line and any metro corridor setback. The set to insist on is the commencement certificate, the sanctioned building plans and layout, the environmental clearance where the plot size requires one, the fire NOC, and — for a completed building — the occupancy certificate. Ask for the commencement certificate specifically: construction that has started without one is the single most common approval defect in Pune.

We have not published a defect history for Krisala Developers's completed projects, and we will not infer one from a score. On Krisala 41 Zoy+ the structure is recorded as Mivan Shuttering, which tells you the method but not the workmanship. Under Section 14(3) of the RERA Act the promoter is liable for structural defects and defects in workmanship, quality or services for five years from handover, and must rectify them within 30 days of being told, at no cost to you. The practical test is a visit to a Krisala Developers building two or three monsoons old: look at ceiling corners in the top-floor flats, the parking podium, and the external wall on the weather side.
