My Home Sanctuary is Goyal Properties' township at Survey No. 8(P), St Tukaram Nagar, Mamurdi, on the Mumbai–Pune Expressway opposite Lodha Belmondo and next to the MCA cricket stadium. It offers 2 and 3 BHK homes from 638 to 1,036 sq ft carpet in six layouts, and it is the most affordable project in our coverage at roughly ₹10,000 per carpet sq ft — around 15% below Punawale and 22% below Tathawade for the same kind of product. Goyal is also the most demonstrably experienced developer we cover, with a completed list carrying real dates going back to the 1980s. Two things need reading before the price tempts you: what is registered is PHASE I — 704 units on a small enclave inside the 26-acre layout, not the township the marketing describes — and a civil suit that has been running since 2023 is on record. Both are set out in full below.
