• The registered scope and the marketed scope do not reconcile. The project is sold as 5 towers and roughly 746 units on 5 to 6 acres, with carpets up to 1,304 sq ft — but MahaRERA P52100080096 appears to cover 2 towers, 315 units, 1.53 acres and carpets of 463 to 947 sq ft. The likeliest explanation is that this number registers Phase 1 only. Before you pay anything, get in writing which RERA number covers your specific tower and flat, and check that number yourself on the MahaRERA portal. If your unit is not inside a registered phase, you have no RERA protection on the possession date.
• The developer's own track record is described inconsistently across sources: 30 years and 3 projects on one listing, over 25 years on another, and 4+ years with 2+ projects on a third. Only one completed project, Balaji Oriana Nest in Baner, is named anywhere. Treat the 30-year claim as unverified.
• Seven flats per floor is dense for this price band — the projects we rate highest in Wakad and Tathawade run four to six. Four lifts per tower keeps the lift maths workable, but corridors and lobbies will be busier.
• The 480 sq ft 1 BHK that opened the project at ₹59.50 Lacs is sold out, so the real entry price is now the 2 BHK at ₹94.67 Lacs — a 59% step up from the number still being used to advertise the project.
• Sources disagree on whether the 815 sq ft unit is a 2 BHK or a compact 3 BHK, and RERA-derived data lists 1.5 and 2.5 BHK types that no marketing page mentions. Confirm the exact configuration on your floor plan, not the brochure.
• Land area is quoted as 5 acres on the listing portals and 6 acres on the developer's own site. Minor on its own, but it is the third number on this project that does not agree with itself.
