What to weigh

• An active civil suit involving this project is on record: Regular Civil Suit 1702/2022 before the Joint Civil Judge Senior Division and Additional Chief Judicial Magistrate, Pune, ongoing since 2022. We have not been able to establish what the dispute concerns — no public source we could reach describes it — so we cannot tell you whether it touches the title, the layout, a contractor or a buyer. Do not pay a booking amount before a lawyer has read the case papers and the title chain. This alone is why the verdict below is what it is.
• Sources publish two different carpet areas for the same flats. Housiey lists a 2 BHK at 749 sq ft for ₹89.07 Lacs; Dwello lists Phase 2 2 BHKs at 629 and 697 sq ft for ₹85.3 and ₹93.8 Lacs. Each set is internally consistent, which points to two measurement bases — most likely whether balconies are counted. The difference moves the effective rate from about ₹11,829 to about ₹13,280 per sq ft, or roughly 12%. Insist on the RERA carpet area written into your agreement, not the brochure figure.
• Only Phase 2's D wing is actually for sale — Phase 1, under the separate registration P52100026794, is built and sold out. Confirm in writing that your flat sits inside P52100053541, and check that number yourself on the MahaRERA portal. The two phases carry different statutory deadlines.
• Five towers on 3 acres is dense, and the listing portal carrying this project says so itself. At 8 flats per floor it is also the highest per-floor count in our coverage — the four lifts keep the maths workable, but the corridors, lobbies and podium will be busy.
• On the Housiey carpet basis this prices at about ₹11,829 per sq ft, just above AR Mirador at ₹11,680 and below Saheel Luxton at ₹12,881. On the Dwello basis it becomes about ₹13,280, which would make it the most expensive project we track in Wakad. Until the carpet basis is settled, you cannot tell which of those two statements is true.
• The developer's vintage is quoted as 17 years by the listing portal against a 2003 founding date on the partnership's own filings, which would make it 23. Minor next to everything above, but worth knowing that the marketing understates rather than overstates for once.
